Located in western Montgomery County, Kansas, this 100± acre farm brings together productive agricultural ground, excellent road access, income potential, and additional recreational possibilities. With the property consisting primarily of tillable acreage, this is an opportunity for an area producer to add acres to an existing operation or for an investor looking to put their money into productive Kansas farmland.
The farm features productive soils, established terraces and waterways, and limited elevation change. The existing conservation features help manage water across the property while the relatively gentle terrain makes the farm practical for continued agricultural production. This is ground that can continue working for its next owner and producing agricultural income.
One of the property's biggest advantages is its accessibility. There is blacktop frontage along the south side of the farm as well as gravel road frontage along the west side, providing convenient access from two sides. The property is approximately 15 minutes southwest of Independence, Kansas, while still offering the open space and rural setting buyers look for in a Kansas land investment.
The location also puts the farm only approximately 5 miles from Elk City Lake, adding another element to the property. A lower-lying portion of the farm could potentially lend itself to development as a waterfowl marsh, giving a future owner the opportunity to explore adding recreational habitat while maintaining the agricultural focus of the property.
For buyers thinking beyond farming, the tract may also offer potential for a future rural build site. With blacktop access, relatively gentle terrain, agricultural income, and recreational possibilities, there are several different directions a future owner could take the property.
Another major advantage for the successful bidder is the timing. Possession will take place January 4, 2027, giving the new owner time to begin making plans and preparing the property for the 2027 crop season.
Buy it to farm. Buy it as an investment. Explore its recreational potential or consider it for a future rural homesite. This 100± acre Western Montgomery County property offers productive ground today with options for how the property could be used in the future.
Don't miss your opportunity to compete for 100± acres of productive Montgomery County farmland at auction. With tillable acreage, established conservation practices, two-sided road frontage, proximity to Elk City Lake, and possession in time to prepare for the next crop season, this is an opportunity worth taking a closer look at.
