Registration will begin at 5:30 pm and the auction will start promptly at 6:00 pm. Tract 1 will be auctioned off first, followed by tract 2, tract 3, and tract 4, respectively.

Located in southwest Reno County, Kansas near the towns of Arlington and Langdon, these four properties will make good additions to your existing farm or landholdings! Ranging in size from 4.7 acres to 79.6 acres, there are purchase opportunities for everyone. Descriptions are as follows:

Tract 1: 4.7 acres located on the western edge of Arlington within city limits. This tract would make for an excellent build site or starter property for a new land investor. All acres were previously enrolled in CRP but expired in 2022, payout was $47.18/acre. Soils: Class 2 Ost-Clark loam

Tract 2: 30.9 acres located on the western edge of Arlington just outside of the city limits. Main Street splits this tract into two sections, but the property is taxed as one parcel. TERMS: Bidding will be by the acre and conducted in person or by phone. The auction will conclude upon closing of the live bidding. There will be a 10% Buyer's Premium added to the final bid price. Closing fee and title insurance fee will be split 50/50 between seller and buyer. The property is selling subject to a reserve. The property will be sold as 4 separate tracts. Tract 1 will be auctioned off first, followed by tract 2, tract 3, and tract 4, respectively. Bids submitted shall be "firm bids" available for sellers' acceptance and without contingencies. Interested buyers need to view the property prior to the date of the auction and have financing approval along with any inspections performed prior to bidding. Final sales price will be calculated by the parcel acreage times the final bid plus the 10% Buyer's Premium. Upon acceptance of a bid by seller, the real estate contract will be provided by the seller's agent to the successful bidder promptly, and the termed contract shall be executed by the successful bidder and tendered to seller's agent within 24 hours of the close of the auction. The earnest money deposit in the amount of 10% of the final sale price will be tendered to Security 1st Title within five (5) days of notification and acceptance. Remaining balance due at the time of closing. Closing of the sale bid purchase will be conducted on or before February 10th, 2023 at which time the seller shall deliver possession. Selling subject to easements, restrictions, roadways and rights of way. Preliminary title work included. Boundary property lines pictured are approximated for reference only. There will be no guarantee on any fence or property lines as the selling is of the legal description only. Property is selling "as is" condition and is accepted by the buyer without any expressed or implied warranties.
