Every summer across Kansas, northern Oklahoma, and Missouri, trail cameras begin capturing one of the most exciting sights in the outdoors—a mature whitetail buck carrying a full set of velvet antlers.
For hunters, it’s the beginning of another season of anticipation.
For landowners, it’s proof that years of habitat improvement and stewardship are paying off.
But velvet isn’t just beautiful to look at. It’s one of the clearest indicators of the health of both the deer and the land they call home.
At L2 Realty, we believe great land tells a story. Whether you’re managing hunting property, recreational acreage, or a working farm, understanding wildlife is part of understanding your investment. That’s why we’re passionate about helping landowners see the full value of their property.
What Is Velvet?
Velvet is the soft, living tissue that covers a buck’s growing antlers each spring and summer.
Unlike permanent horns found on animals like cattle, deer grow and shed antlers every year. During the growing process, velvet supplies oxygen and nutrients through thousands of tiny blood vessels, allowing antlers to develop at an incredible pace.
In fact, antlers are among the fastest-growing tissues in the animal kingdom.
By late summer, the antlers finish growing, the velvet dries up, and bucks begin rubbing it off against trees in preparation for the fall rut.
Great Genetics Open the Door—Management Makes the Difference
One of our own, Aaron Fast, has spent years raising and studying whitetails. His observations reinforce something many wildlife biologists have long understood.
“Great genetics provide the opportunity, but it’s proper nutrition and management that allow a buck to reach his full potential.
Healthy antlers start with healthy deer. Everything we do, from nutrition to herd health, plays a role in what that buck becomes.
The more I study whitetails, the more respect I have for them. They are incredibly resilient animals, but they’re also remarkably complex.”
That perspective applies far beyond deer farming.
Healthy soils produce healthy crops.
Healthy habitats produce healthy wildlife.
Healthy management produces long-term value.
Landowners who invest in habitat improvements aren’t simply growing bigger deer—they’re improving the overall health and future of their property.

What Helps Bucks Reach Their Potential?
Large antlers don’t happen by accident.
Several factors work together every year:
- High-quality native habitat
- Diverse food sources throughout the seasons
- Adequate protein and minerals
- Good herd health
- Balanced deer populations
- Access to water
- Low stress during antler growth
The best recreational properties often combine timber, native grasses, food plots, crop fields, creek bottoms, and quality bedding cover.
That’s one reason professionally managed hunting properties continue to be highly sought after across Kansas.
Great Wildlife Habitat Adds Property Value
Many buyers today aren’t just looking for acreage.
They’re searching for land that already has proven wildlife habitat.
Trail camera history.
Food plots.
Established access.
Timber management.
Water sources.
All of these features can increase a property’s appeal and help it stand out in today’s recreational land market.
At L2 Realty, our agents understand how to market those features because many of us spend our own time managing habitat, hunting, and improving rural properties ourselves.
That firsthand experience helps us tell the story buyers want to hear.
Every Piece of Land Has a Story
A velvet buck walking across a summer food plot isn’t just an exciting trail camera picture.
It’s evidence of years of stewardship.
Thoughtful management.
Healthy habitat.
And respect for the land.
Those same qualities often make a property more valuable when it’s time to sell.
At L2 Realty, our mission is simple:
Change a life, fulfill a dream.
Whether you’re buying your first hunting property, selling family farmland, or managing land for future generations, we’re here to help tell your property’s story.
