The one missing puzzle piece is a supplemental food component, although native forage is plentiful. Creating a couple of strategically placed food plots to funnel deer movement as they move to neighboring crop fields in the evening, would take this tract to the next level. When it comes to physical deer sign, this place has more rubs and scrapes than I have ever seen on a property of this size. One could drop in to just about any spot on the property and be within 50 yards of intense rut sign. You will just have to take a walk through the timber to understand the vast number of rubs, scrapes, tracks, and trails this tract holds.
A clean, 3.5-acre hay field on the front side of the property would make for a great place to build a rural home if so desired. The closest rural water line is a 1/2 mile to the north and residential wells in the area have good, abundant water. Nearby electricity can be found directly north and to the south on the neighboring properties. Local communities of Udall and Mulvane are only three miles and seven miles away, respectively.
