Tract one comprises approximately 20 acres with a little over a quarter-mile driveway. It features a cabin situated on a hill with a covered porch offering picturesque sunset views. The cabin boasts 960 sq ft on the main level and a 336 sq ft loft. Additionally, there's a finished basement, providing an extra 960 sq ft of living space, lending it a homely atmosphere.

The basement includes a full bath, bedroom, and living space, while the main level hosts another full bath, master bedroom, dining room, and kitchen. The loft offers flexibility and could serve as a third bedroom. Modern amenities such as rural water and a water well are available, adding to the comfort. The presence of a windmill over the water well imparts a nostalgic charm, evoking a sense of country living.

Furthermore, a water tower equipped with an internet device facilitates internet services for the surrounding homes. Beyond the cabin, the terrain rises, transitioning into wooded areas. Several trails wind through the woods, perfect for hiking or side-by-side rides. To the west of the cabin lies a newly constructed pond, gradually filling up with water.

Tract two encompasses 56 acres of agricultural land. Currently, over 25 acres of the ground are planted with Winter Wheat, with the farmer scheduled to harvest it this summer. Subsequently, the new owner can assume control of the farming operations. An additional 25 acres hold potential for cultivation or conversion into a hay meadow. The remainder consists of brush and waterways. The eastern end of this tract offers excellent deer hunting opportunities, ideal for those seeking a small hunting tract with income potential.

Tract three boasts 107 acres with its highest and best use in the agricultural industry. It features multiple access points, one from Udall Road and another from 47 Highway. This property combines row crops, hay production, pasture, and minerals within a single tract of land.

The pastureland shares the same soil type as the neighboring tillable land and is predominantly flat. However, the southern-central portion of the farm gains elevation, with part of it utilized as a hay meadow. Along the western boundary, there is a compressor station, and approximately in the center of the farm, a gas well is situated.

Currently, the tillable land is planted with Winter Wheat, and the tenant will harvest it this summer. Subsequently, the new owner will have the opportunity to take over farming operations.
