The seller has accepted a pre auction offer. This auction has been cancelled and the property is under contract.
Nestled in the heart of the countryside, the 80-acre property stands as a testament to the beauty of nature and the allure of the Chautauqua Hills. Tucked away just a short drive from town, this secluded piece of land offers hunting, fishing, hiking, camping, livestock, and more.
The centerpiece of the property was a pristine watershed lake, the portion located on this farm spans 5 to 6 acres in size. The lake not only served as a breathtaking visual centerpiece but also played a crucial role in the property's ecosystem, supporting a diverse array of aquatic life and providing a serene backdrop for the surrounding landscape. The wildlife use it and its tributary creek as a source of water. The lake is very indicative of the water shed lakes in this part of the state. They are often some of the best fisheries a person will ever throw a lure into. Teaming with bass, crappie, and perch. The lakes will often have a healthy population of channel catfish as well. In addition the waterfowl will seek out these larger bodies of water and use them throughout the season. This particular lake has a grassy, marshy type area along the southern bank where the creek feeds into it. It screams water fowl when you pull down the UTV trail and right up to the bank of the lake.
Traveling through the trail system will lead you to the creek that flows through the property and into the lake. This creek will rush with waters dumping off the hills during spring flash floods and then the water level in the creek will quickly go back down. Most days the tall trees line the banks of the creek will be over looking a steady but slow trickle running through the grasses and sandstone rocks on its way to the lake. As you climb up out of the creek bottom the open spaces were a haven for a variety of wildlife, from butterflies and songbirds to rabbits and ground-nesting birds. The meadows added a touch of rustic charm to the property. The native grasses are thick in the meadows and it goes with out saying that they have not been grazed for years. It is great bedding area for the deer that differentiates well from the larger oak covered surroundings. The seller has provided several nice deer that have been harvested on this property. Mixing the variety of cover and pure abundance of it with its proximity to the Middle Caney Creek provides all the pieces to the puzzle. Deer get big in old when they have secluded bedrooms with an easy traveling distance to crop fields. Native browse and ag land team up to make this property a winner in the deer community.
In this idyllic 80-acre haven, the seamless blend of seclusion and convenience elevates the experience to unparalleled heights. While the property remains a private sanctuary, its proximity to amenities ensures that modern comforts are never out of reach. Just a short drive away, Bucks BBQ tempts with savory delights, Floyd's Super Market caters to all grocery needs, and Chautauqua Hills Title and Abstract stands as a beacon of professionalism. H and H Hunting Supplies equips enthusiasts for outdoor adventures, and nearby gas stations provide a quick refuel for both vehicles and spirits. Ackarman Hardware & Lumber Co. stands ready to assist with any property projects, while the Yellow Brick Road leads not to Oz but to the heart of town. In this harmonious union of seclusion and accessibility, the 80-acre property stands as a testament to the best of both worlds—a retreat where the tranquility of nature meets the convenience of modern life, creating a truly extraordinary haven for those fortunate enough to call it home.
