There will be an open house Sunday May 19th from 3-5 Pm and from 3-5 pm on the day of the auction.

ONLINE & LIVE.Online bidding will open at 10:00 Am on May 30th, 2024 and the live auction will begin at 6:00 Pm on May 30th, 2024. Bidding will be conducted via online, by phone, or in person. There will be a 10% buyers premium added to the high bid to determine the contract price. Closing fee and title insurance fee will be split 50/50 between seller and buyer.

The property is selling subject to a reserve.

Bids submitted shall be “firm bids” available for sellers acceptance and without contingencies. Interested buyers need to view the property prior to the date of the auction and have financing approval along with any inspections performed prior to bidding.

Final sales price will be calculated by acreage times the final bid plus the buyer's premium. Precise acreage to be determined by a staked boundary survey.

Upon acceptance of a bid by seller, the real estate contract will be provided by the seller’s agent to the successful bidder promptly, and the termed contract shall be executed by the successful bidder and tendered to seller’s agent within 24 hours of the close of the auction. The earnest deposit in the amount of 10% of the final sale price will be tendered to Wilson County Title within five (5) days of notification and acceptance. Remaining balance due at the time of closing. 

Closing will be conducted on or before July 2nd, 2024 at which time the seller shall deliver possession.

Additional Tract Information:

Tract two is comprised of 56 acres and is agricultural ground. Over 25 acres of the ground is currently planted to Winter Wheat. The farmer will harvest that wheat this summer and the new owner can then take over the farming operations. Another 25 acres of the ground has the potential to be broken out and planted or used as a hay meadow. The balance is in brush and waterways. The East end of this tract will provide good deer hunting for a person looking for a small hunting tract with income potential. 

Tract three boast 107 acres that has a highest and best use in the agricultural industry. It has multiple access points, one coming from Udall Road and the other from 47 Highway. This property brings row crops, hay production, pasture, and minerals all into one tract of land. The ground that is currently in pasture is the same soil type as the neighboring tillable land and it is flat. The South Central portion of the farm does gain elevation and part of that is being used as a hay meadow. There is a compressor station along the Western boundary and a gas well in approximately the center of the farm. The tillable land is currently planted to Winter Wheat and the tenant will harvest that this summer. The new owner will be able to take over farming operations after the harvest.
