The seller has an established food plot and feeder location on the farm. Wildlife have been accustomed to coming into this area as a food source. The abundant water resources, including ponds and creeks, offer a perfect opportunity to catch a lot of fish, including largemouth bass. Furthermore, the last two winters have been a proven ground for the waterfowl hunting on the 10 acre pond. Ducks and geese cover the water during the winter months. Not only is the farm perfect for hunting and fishing, but it also provides an amazing opportunity to witness and experience rural living. Standing on the property gives an awe-inspiring panorama of the surrounding habitat. The farm is relatively flat with a multitude of water features. The pond has been proven as a top notch destination for waterfowl hunters. References can be provided and more media as well to prove what you will witness in the winter waterfowl season.

The pond is loaded with Largemouth Bass. I took the time to personally fish the pond to see what it would be like. At one point I made 4 cast and caught 4 bass. There are most likely other species of fish in the pond, but I have not verified that yet!

This area of Woodson County is excellent area for whitetail deer. Record book bucks have been produced here for as long as I can remember. The excellent habitat that surrounds this property will assist in the development of age structure. In Kansas if the bucks get old they get big!

Highway 75 is the Western boundary and Oriole Road is the Eastern boundary. Both roads are paved. Making a weekend trip to this farm will not leave your vehicle a dusty mess.

With Oriole Road being a dead end road one could anticipate less traffic on the East side of the farm.

There are large sections of land on the East and West side of Highway 75 that do not have a county road through them. Only a handful of landowners own those sections. This will limit the number of deer being harvested every year and provide an heightened opportunity for bucks to get older.

The mature timber that lines the creek is very aesthetically pleasing. It provides a barrier between highway 75 and the Northeast part of the farm. This is where the food plot is currently located and provides the most seclusion.

You do not have to be a hunter to love this property. It is the type of place that would make throwing up a tent and spending the weekend hiking around the woods and fields very easy.

If a camper is more of your style there is an old homesite on the property and electric lines are onsite. The buildings have been reduced to rubble, however there is some cool old tin and square rocks that they used to build it with onsite.
