Description

Two-Generation Legacy Farm | 121.6± Acres | Online & Live Auction | McCune, KS

Opportunities like this are few and far between—a rare chance to own a legacy property that has been in the same family for two generations. Located just outside McCune, Kansas, this 121.6± acre farm is now ready to begin its next chapter through a hybrid online and live auction, giving bidders the flexibility to participate from anywhere—your phone, your computer, or live and in-person at the auction venue.

Positioned along blacktop frontage on 510th Avenue, this farm offers convenient access with no dusty gravel roads to worry about. The property includes a long-abandoned homestead that hasn't been occupied in years. While the home itself may not contribute much value, its presence offers a head start for future development, with utilities previously connected and easily re-established for a new home or outbuilding. A handful of older barns and sheds still stand on the land—weathered by time but full of character and potential for repurposing or salvage.

The heart of the farm is its 99± acres of Class III tillable soils, offering a strong foundation for row crop production or haying. With loam and silty clay compositions, this ground is both productive and manageable, perfect for farming, leasing, or establishing long-term income. In addition to the agricultural appeal, the farm boasts a 3.5-acre pond tucked into the southeast corner, a magnet for migrating waterfowl and a peaceful spot for fishing or creating your own recreational hideaway.

This section of the county is known for strong wildlife populations, with woodlots surrounding the area and plenty of deer sign across the landscape. The combination of water, cover, and grain makes this an attractive hunting destination that could double as a weekend retreat or future homestead. Whether you're a farmer, investor, hunter, or land-lover—this farm checks all the boxes.

Located just 30 minutes from Pittsburg, KS, and within 2.5 hours of Kansas City or Fayetteville, AR, this property sits in the heart of Southeast Kansas' recreational corridor. Nearby attractions include Lake Parsons, Neosho Wildlife Area, Mined Land Wildlife Area, and the Neosho River, all offering world-class opportunities for fishing, hunting, and outdoor adventures.
